Garage Types, Styles, and Building Techniques
We offer 4 types of garages: Single car, Elite, Double Wide, and Timber Frame. The Single car garage comes in a variety of styles, like the A-Frame, Hywall, Garden A-Frame, 2-Story Single A-Frame, 2-Story Single Gambrel, and the 2-Story Mega. In the Elite garages, you will see the Garden A-Frame and the Garden Hywall. We offer quite a few Double-Wide garages, such as the 2-Story Estate, 7 Pitch, Standard, 2-Story A-Frame, 2-Story Gambrel, 2-Story Carriage, and a 2-Story Mega. We also offer build-on-site, which will be touched on later, and attached garages, which are only available within 60 miles of our Atglen location. To see one of our beautiful 2-story carriage garages, check out the video below.
Unless build-on-site is needed or requested for your property, all our garages are prefabricated and delivered fully built. Our double-wide and 2-story garages will need to be delivered in sections, which we refer to as modular buildings. The main difference between these is that the modular garages will be delivered in different parts, compared to a single-car garage, which will be delivered without any additional construction. Modular garages are delivered in prefabricated sections, which are placed on your prepared site and connected by our crew to create the finished structure. In this modular garage below, two sections will be delivered separately due to their size, and then placed and melded together.
Prepping Your Space
Before purchasing your structure, checking with your local building code enforcement office is the best way to double-check that your area allows for your desired structure to be placed on your property. Your building code officials will supply you with a permit and provide a few requirements on where your garage can be placed on your property lines. Based on the size and construction of the structure, officials may need to classify it as a permanent or temporary structure, which could alter where it is able to be placed on your property.
Municipalities have different regulations that their residents need to follow, so this is under the responsibility of the customer to find, unless Stoltzfus Structures is specifically asked if they can pull a permit for your desired garage and location. If any of these permit requests require building specifications, give us a call or send us an email, and we will be able to gather those for you.
Structures need to be placed on a prepared pad on your property for maximum stability. You can prep your own space, but we recommend having this portion professionally done. If the pad is installed by the customer or an outside contractor, we are not responsible for settling of the structure or common issues with doing it yourself, including water damage, rodents, uneven foundation, and structural damage. Stoltzfus Structures works alongside a site preparation service, where site crews will install the pad for you, eliminating the need for multiple contractors. The extra fee for site preparation is money well spent, so you can ensure the longevity, construction, and appearance of your garage. If you have more questions about site prep, visit our website.
Look at your property to find entrance areas and measure the space around to ensure that our delivery crew can easily fit your structure through obstacles. Our crew needs an opening about 2-3’ wider than the garage, and if fences are in the way of this opening, we ask you to take down the fence before delivery. We are unable to remove fences, and if we arrive on site and have issues accessing the prepared site, we must charge an additional fee. If we are unable to deliver your structure, we can build your garage on site for an additional charge. This build-on-site route may require different permits from your town, so make sure to double-check to see if this is an option for your area. If you have any further questions about the build-on-site option, visit our website or contact us.
Getting Your Garage
Once your delivery date is set and your site is prepared, our delivery crew hops in the truck and makes their way to bring your anticipated garage. We will deliver your garage on either an F-550 Pickup truck and a 32’ trailer or a Semi with a 40-48’ trailer, depending on the ordered size. Then our crew will use a “mule” to maneuver your garage onto the prepped site. No, not the animal… just a very cool piece of machinery our crew excels in using to get your structure into its desired location. The mule is a machine that allows us to deliver your structure more efficiently. It is perfect for wet weather, as it reduces yard damage, as well as helps us get the structure into tight spaces, being operator-friendly and convenient. Watch this video below to understand how we will deliver your garage with the mule.
