What To Do with the Second Floor of My Garage?

Most clients choose a two-story garage for extra storage space. But what about those who already have plenty of space and want a recreational or personal area instead? Many of our clients transformed their second floor into a living space, gym, crafting area, and more. Our team can help customize your garage’s layout and construction to prepare for your future plans. Follow this guide to see inspiration and ideas for your second-floor space.

Our Client’s Second-Floor Designs

We have completed tons of two-story garages, and every client has a different idea for their second floor. From the time you start customizing your garage with us, we can help prepare the area for your future design plans. This may include adding dormers as they create more space on your second level, selecting a specific roof style to create ample space, and more. Check out these real examples below to spark inspiration for your second-floor design.

Owning a home gym is a common goal. You may feel more comfortable exercising in a private space, and it’s incredibly convenient to have your workout area just steps away. This 28’x30’ Custom Carriage Garage above features a second-floor gym, equipped with a wide range of equipment. There’s plenty of room to move around, along with a small area to rest and recharge.

The 24’x40’ Mega Garage above shows a man cave-style space combined with a gaming room, making it the perfect hangout spot. They added a pool table, an arcade game, a bar area, and a large TV to watch from the sectional couch. Not only is this a wide-open layout, with plenty of room for mingling, but it is also decorated beautifully to show off this client’s dream space.

A home gym or gaming room is loads of fun, but how about a space for those who prefer to spend their time doing their favorite hobbies or even operating a small business? The 28’x32’ Carriage Garage above shows the space for this client’s hobby or small business – making Christmas decorations, like snow-dusted trees and Santa Claus figures. They have space to construct the décor, as well as a small office and storage area. The best thing about this space is that it doesn’t even use the entire second floor! This client is using another section of their second floor for seasonal storage, while keeping this space fully finished and comfortable to spend hours crafting.

Another very common use of a garage’s second floor is to create a living space. This client above purchased a 28’x40’ Mega Garage and fully finished their second floor to have two bedrooms, a bathroom, a washer and dryer area, a playroom, a kitchen, and a living room. This client made the most out of their garage and created a space that feels as though it were an entirely separate house. The living space is beautifully furnished and will also increase the property value due to the large garage space and fully finished second-level living area. See more real examples HERE.

More Design Trends

Besides the second-level designs we have seen from our clients, there are many ideas that would make the perfect finished space above a garage. Using the large amount of space on the second-level, you can create a home theater for your family and friends to enjoy a cozy movie night. Enhance this space with a popcorn machine, candy station, or even a hot dog roller to complete the movie theater ambience. Or, make it into a simple home office to create a quiet and secluded area to get work done. You can also use this space for storage and filing away documents that may be crowding your home. Finally, consider a playroom so your young children can have an area for all their toys and floor games. It serves as a wide-open space for them to run around and stay safe inside.

Considerations Before Building

There are several points that need to be considered before building your garage, including the cost, permits, and what you want this second-level space to function as. All our garage builds are priced for the structure, rather than for a fully finished out area. So, if you are looking to have everything finished in your garage, this would be a cost that would not be included in our prices. Contact us to find out more details regarding finishing your Stoltzfus Structures garage.

If you plan to finish out your garage space, you may need additional permits, depending on what kind of space you are creating. Permits are extremely important when adding a structure to your property since your township could potentially ask you to remove the building if it does not follow their rules and regulations. Finally, consider what you would like for your second-level space before building, as this could adjust the construction of your garage. When our sales team knows what you are planning to use your space for, it is easier for them to give suggestions and successfully create your dream garage.

Which Garages Have a Second Floor?

We have tons of garages you can choose from, but not all of them may meet your needs for having a second-level space. If you are looking for a smaller garage, with space for just one car, check out our 2-Story Single A-Frame, 2-Story Single Gambrel, and 2-Story Single Mega. Most commonly, a second floor is featured on a two-car garage, so you can have ample storage space. If you are looking for extra space for storage or another car, look at our Ridgeview Loft, 2-Story Estate, 2-Story A-Frame, 2-Story Gambrel, 2-Story Carriage, and 2-Story Mega. Finally, we also offer a Timber Frame garage, which can be built as a one or two-story space.  All these garages are beautiful, but one may be the perfect fit for your property and preferences. If you are interested in a garage that has a second floor, contact our team, and we would love to help design the 2-story garage of your dreams.
